Individual Property price is as per the cost sheet.Rate is Including Room Interiors and fit out works Land and Suit Room will be registered to the Buyer/his nominee’s.
Each Suit Room will have Air Conditioner, Fan, TV, Intercom, internet Connection, cc camera, Refrigerator, Kettle, 2 pairs of Kayaking and Life Jackets.

LEASE TERMS AND CONDITION
Property lease Duration is 15 years (as per the Hotel/Resort minimum lease term).
Average monthly rent for mini Suit Property is Rs. 25,000/- and Master Suit Property is 35,000/-
Every Year Kanoji’s will increase 5% in the rental amount. I.E 5% increment in the rental amount to it 1st year rental amount.
Property Owner cannot sell his villa any third party or any other institutions as mortgage or in any other manner till the completion of 15 years lease period with operator.
Property owner cannot object to the smooth running of hotel/resort in what so ever condition during the lease period.
Kanoji’s will share the fixed rent to the Property owner as per the agreed teams and condition every month after the hotel launch date as per the sale and lease agreement.
Lease agreement is Kanoji’s and Property Owner mutual agreement subject to the terms and conditions mentioned in such agreements.
Liability of Kanoji’s with the Property owner is limited to only rental income as per the lease agreement and in what so ever condition.
Property owner is responsible for any Tax liability of such rental income received by Kanoji’s.
Hotel launch date means - First Three months of hotel operation is treated as soft launch of hotel or duration for stabilization of hotel, during such soft launch period no rentals will be shared to the Property owner.
Once Hotel is launched or maximum of 3 months from the date of the soft launch Kanojils will start paying the fixed rent to the Property owner.
Force Majeure: Unforeseeable circumstances that prevents Operator from fulfilling a contract due to natural calamity, pandemic ,lockdown ,war or any other restriction imposed by the governing body or statutory body at such an event for a duration of closure beyond the control of operator, no monthly rents will be given to Property owners for such duration, however when things get normalize and hotel/resort starts it operation, Kanoji’s will make its prompt attempts to pay the arrears to the land owner for such duration within one year of full fledged hotel operation.
Kanoji’s will not disclose the overall expenditure, operation cost P&L other financial transactions with anyone.
Kanoji’s will into a lease agreement with Property owner/buyer, for the lease duration equivalent to the standard lease agreement duration of the hotel/Resort operator.


Legal
Documents
Buyers will be provided with necessary legal documents related to the ownership of property and statutory requirements.
A detailed sale agreement comprising all the points mentioned in the Terms sheets will be shared to the Property Buyer for his review.
If at any points Property buyer wishes to cancel his booking for genuine reason, the entire amount paid if any for booking will be refunded within 30 days without interest.
Term Property Owner/Buyer Represents lawful person buying portion of land with property ID no and Katha which include all his legal hires and representative anyone claiming through him if any.
Declaration
Kanoji’s has proposed the sale and lease model with fixed rent to the Property owners to run the entire project as Resort/hotel/commercial space.
Kanoji's authorized representative has not concealed any material facts or details of the project to the Property buyers and have not committed anything orally in contrary to the clauses mentioned in the Term sheet.
Potential Property buyer acknowledges hereby that he has read all the terms mentioned in the Term sheet and is willing to purchase the property accepting the terms mentioned in the Term sheet.


Investment Model in hospitality Sector
Entire project is designed, developed and operated as commercial property through SALE AND LEASE MODULE.
The primary aspect is to generate good revenue for Property buyers as a commercial property and not just as a residential dwelling house for personal use.
We are looking forward for such buyers who understand the revenue model of the hospitality sector and invest in such hospitality projects for better returns monthly and in future.
Entire Premises will be operated as a hotel/resort by Kanoji’s.
Additional Benefits
Entire maintenance charges will be borne by Kanoji’s during lease term.
Property owner and his/her family members will get a free stay in any of the rooms in the resort for 15 days per year.
Cost incurred for food and beverages will have a discount as per the hotel/resort operators standard discount offered.
Maximum discount on such F & B would be 20% Any damages caused to Suit Room both structural and interior elements during the lease period will be rectified by Kanoji’s at their own risk and cost.
Except the natural calamity, Disaster or act of God. After the lease period Kanoji’s will hand over the Property to the owner in good and marketable condition.
